Despite growing protests against mass tourism and rising living costs, prices for holiday properties are increasing significantly. This is one of the key findings of the latest market study conducted by the <b>Center for Real Estate Studies (CRES)<\/b>\u00a0on behalf of <i>Porta Mallorquina, a brand of Homes &amp; Holiday AG<\/i>.<\/p>\n<p>The average square metre price has climbed to <b>\u20ac6,700<\/b>, marking a <b>7.4% increase<\/b>\u00a0compared to the previous year. The <b>southwest<\/b>\u00a0remains the island\u2019s most expensive region at nearly <b>\u20ac9,000\/m\u00b2<\/b>, while the <b>central region<\/b>\u00a0continues to be the most affordable at around <b>\u20ac4,550\/m\u00b2<\/b>.<\/p>\n<h2>New developments on the rise \u2013 noticeable increase in supply<\/h2>\n<p>At the same time, the <b>total supply of holiday properties<\/b>\u00a0has risen by almost <b>8%<\/b>, with <b>new developments growing particularly fast<\/b>\u00a0\u2013 they now make up <b>17% of the total market<\/b>. In hotspots like the southeast and Palma City, new builds account for up to a quarter of the available listings.<\/p>\n<p>What may come as a surprise: <b>Over one-third of all listings have been on the market for more than a year<\/b>. This suggests a growing gap between sellers&#8217; expectations and actual market demand \u2013 a dynamic increasingly relevant for investors.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-2117\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Unbenannt.png\" alt=\"\" width=\"1239\" height=\"708\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/Unbenannt.png 1239w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/Unbenannt-768x439.png 768w\" sizes=\"auto, (max-width: 1239px) 100vw, 1239px\" \/><\/p>\n<h2>Sea view &amp; pool: Luxury remains in demand<\/h2>\n<p>Properties with <b>sea views or private pools<\/b>\u00a0remain especially sought after. For example, villas with a prime sea view now command over <b>\u20ac10,000 per square metre<\/b>, while a high-quality pool can boost a property\u2019s value by as much as <b>40%<\/b>\u00a0\u2013 an important consideration for owners with development potential.<\/p>\n<h2>Social pressure \u2013 but hardly any market impact<\/h2>\n<p><b>At the same time, social tensions are rising.<\/b>\u00a0In 2024, thousands of residents took to the streets to protest against rising property prices and the lack of affordable housing for locals. So far, these concerns have not translated into falling prices \u2013 the market remains stable and, in many areas, clearly growth-oriented.<\/p>\n<p>Looking ahead, the outlook remains cautiously optimistic: Depending on the scenario, the study forecasts annual price increases of <b>3.0% to 4.6% through 2028<\/b>.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-2119\" style=\"font-size: 16px;\" src=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/stat-engl.jpg\" alt=\"\" width=\"968\" height=\"416\" srcset=\"https:\/\/www.portamallorquina.com\/blog\/mallorca\/stat-engl.jpg 968w, https:\/\/www.portamallorquina.com\/blog\/mallorca\/stat-engl-768x330.jpg 768w\" sizes=\"auto, (max-width: 968px) 100vw, 968px\" \/><\/p>\n<h2><b>What makes Mallorca so resilient?<\/b><\/h2>\n<p>In addition to its natural beauty and excellent infrastructure, it\u2019s the emotional connection many buyers have to the island that keeps demand strong.
